Divorce Appraisals
One of the most important financial decisions when finalizing a divorce is "Who gets the house"? Usually there are two options - it can be sold and the proceeds divided, or one party can "buy out" the other. In either case, one or both parties should order an appraisal to insure both partys are treated fairly without bias.
Divorce appraisals require an extremely well supported appraisal that is defensible in court. By choosing me to perform the appraisal, you can feel confident that you will get the best in professional service, courtesy, and the highest quality defensible appraisal. Attorneys frequently rely on my appraisals when calculating real property values for estates, divorces, or other disputes. I understand their needs and am used to dealing with all parties involved. I provide appraisal reports that meet the requirements of the courts and various agencies.
Disputing an appraisal obtained by your former partner
Unfortunately, I often see one spouse obtain an appraisal from an "appraiser friend" or an appraiser who is willing to violate the law and perform an appraisal which favors that one spouse.
If you are an attorney handling a divorce and your client has been presented with an appraisal from the other partner, you have three choices.
- You could accept the other appraisal and accept the possibility that your client has been wronged.
- You may wish to have me perform an appraisal review on that appraisal to report on the quality of the other appraisers work.
- You may wish me to perform a new appraisal to assure your client is being treated fairly.
In the case of #2 or #3 my credentials well qualify me to defend my position in court.
