Foreclosure

If your filing a foreclosure in Georgia and planning on pursuing a deficiency, you will need an appraisal 30 days prior to the foreclosure to determine fair market value.

More importantly, to be successful the appraisal must be complete, correct and defendable.

When it comes time for the confirmation I will be prepared to defend my opinion of value.

I have been certified as an Appraiser Expert Witness in the Superior Court of 7 Counties in Georgia: Dekalb, Cobb, Forsyth, Fulton, Gwinnett, Hall and Jackson.

My credentials include being 1 of approximately 17 appraisers who has been certified by the appraisal Foundation as an Appraiser Qualifications Board USPAP instructor.     The Appraisal Foundation (Authorized by Congress as the Source of Appraisal Standards and Appraiser Qualifications) has certified me to teach the national Uniform Standards of Professional Appraiser Practice (USPAP) courses.  (click here to learn more about USPAP)

I am licensed by the state of Georgia as a State Licensed Appraiser Instructor and am the School Director of the Georgia Appraiser School, LLC.  I have authored approximately 20 appraiser courses approved by the state for licensing and continuing education for appraisers.  I also teach pre-license, license and continuing education courses.

I have extensive experience to deal with the special dynamics of a foreclosure appraisal, and you should not hesitate to rely on me.

Owners of property in the process of foreclosure can present special challenges. Often they may be unwilling to allow an inspection of the property. Sometimes they have abandoned the property already and may have neglected care of the home for some time - or worse, caused damage.
